At last night’s June 2025 Cameron Station Community Association Board Meeting, the Civic Association shared updates on key city initiatives that could shape the future of Cameron Station. From land use planning and affordable housing to school boundaries, we're working to ensure resident concerns are heard and addressed. Here's what we're monitoring this month:
Duke Street Land Use Plan
The Civic Association continues to closely follow the Duke Street Land Use Plan due to its potential impacts on traffic, density, and accessibility near Cameron Station. The City held its kick-off meeting on June 9, 2025, where participants emphasized mobility, safety, walkability, and tree coverage as top priorities. Many expressed concerns about dangerous traffic conditions, feeling “landlocked,” and the lack of pedestrian infrastructure.
The plan, covering the stretch from Landmark Mall to the King Street Metro, will address topics such as land use, climate, housing, equity, mobility, and open space. The process is expected to continue through early 2027, with community input playing a central role.

Housing 2040 Master Plan
The Civic Association remains actively engaged in monitoring the Housing 2040 Master Plan, particularly its implications for zoning, parking requirements, and density increases near Cameron Station. On June 5, 2025, the City presented updates to the Alexandria Housing Affordability Advisory Committee and the Landlord-Tenant Relations Board, highlighting its goal of creating at least 2,250 new affordable rental units.
While the plan aims to support low- and moderate-income residents, the Civic Association has concerns that the proposals lack specifics on infrastructure and school capacity needed to accommodate growth. The plan continues to evolve through community engagement in 2025.

School Redistricting
The Civic Association is pleased to report that the ACPS Board adopted redistricting proposals on June 12, 2025, that ensure Cameron Station families who wish to continue attending Samuel Tucker Elementary School may do so. This outcome reflects our advocacy to keep the community together and avoid unnecessary student relocation.
In advance of the vote, the Civic Association submitted comments urging the Board to adopt a plan that gives families the option to remain at Tucker. We will continue to monitor how these plans are implemented ahead of the August 2026 start date.
